There's a reason most renovation projects slip their budget: the owner and the contractor are looking at the same number with opposite incentives.
Nexus Project Partners is built to close that gap.
I've been on the other side of the contractor relationship for most of my career — developing and operating real estate across California and Oregon, building and exiting a business, carrying tenants through lease-up. Since 2014, I've written the checks, held the leases, and felt what it costs when a contractor doesn't perform.
I came back to Minnesota in 2023 and built Nexus Project Partners around the one thing I never got consistently enough as a developer: a contractor who told me the truth up front.
Every scope I write, I write as if I were still the one paying for it.
That's the whole company.

"We manage eight buildings across the metro. Most contractors need reminders to update you — Nexus just does it. Photos every day, written summary on Fridays. I forwarded the first one to our ownership group and they asked who we'd switched to."
"I've listed and sold two properties Johnny renovated — Dawn Way and Highland Hills. Both went from gut condition to market-ready on schedule. Highland Hills sold above ask. When a property needs real work before it can be listed, he's the first call I make."
"We had a full corridor of rooms to repaint and recarpet while the rest of the hotel stayed open. I was skeptical it was even possible without complaints. They set up containment on both ends, worked early shifts before check-in, and we didn't get a single guest call about it."
"Tight closing window, dated kitchen, seller didn't want to invest much. Nexus scoped it in two days, hit the number, finished four days before closing. The home sold over asking. They're the only contractor I refer for pre-listing work now."
"We'd had a bad experience with another contractor on our bathroom two years prior — surprises on the bill, constant check-ins, the whole thing. Nexus was different from the first meeting. The scope had line items I didn't know to ask about. No surprises, done in three weeks, exactly on budget."
"The fire was in the master bedroom. Within 48 hours Nexus had every damaged area photographed by room, documented, and a written scope that matched the adjuster's format. Settlement came through in six weeks. Our neighbor had a smaller claim with a different contractor and was still fighting it nine months later."
"We've used Nexus on three tenant improvement projects across two of our centers. They schedule around tenant hours without being asked — it's just built into how they work. Subs show up when they're supposed to, and I've never had to call twice about the same thing."
